BIM, or Building Information Modeling, is a model-based process of designing and documenting the design of a building in 3D. This 3-dimensional digital representation of a building is the foundation from which plans, sections, elevations, perspectives, schedules, spreadsheets, and many other useful tools can be drawn. If Architecture is the process of turning thought into space, BIM is the tool and the process we use to visualize, communicate, and organize the information required to make that thought a reality.
Parametric modeling (which really means that everything is connected to everything else) allows the project team to share a single model file and improves collaboration. In addition, BIM drawing tools are faster than 2D drawing tools which enables us to capture more information in a shorter amount of time. By modelling the building, structure, and mechanical systems beforehand, we are able to discover conflicts between systems early in design and avoid costly on-site clashes in the field.
Lastly, the 3D model allows the design team to visualize the final project and create realistic images, or renderings, to clearly communicate the design to the client, users, and community.
